What We Found and What We Used
Every crawl space is different, but this one needed a solid, proven setup to handle the space long term.
We used drain mat underneath 20 mil plastic. The drain mat helps manage any moisture that gets underneath the vapor barrier, giving water somewhere to go instead of just sitting there. The 20 mil plastic is heavy duty. It's built to last and hold up against foot traffic, especially since this space is being used for storage.
For humidity control, we installed an AprilAire E70 dehumidifier. That's the same brand we use on every job. It's simply the best on the market, and it's not something we cut corners on.
This particular crawl space is about 700 to 800 square feet. Not huge, but enough space to make a real difference once it's finished out. Every product we used here was picked because it fits what this space needed, not because it was the cheapest option or the easiest to install.
Keeping Rodents Out
Rodent-proofing isn't optional on our jobs. It's mandatory.
We install screens that block rodents from getting into the crawl space through vents and other openings. This might seem like a small detail, but it's one of the most important parts of protecting the work we just did.
Think about it. You can install the best vapor barrier and dehumidifier on the market, but if rodents can still get in, you're going to end up with chewed up materials, contamination, and a mess that undoes a lot of the work. Rodent-proofing keeps the crawl space clean and protects the investment the homeowner just made.
This step doesn't take long, but it makes a real difference over the life of the encapsulation.
Lighting the Space Right

This space already had a few lights installed, but we added ten more to make sure it's properly lit from end to end. Right now we're just waiting on our electrician to come out and wire up the plugs, and once that's done, this space is going to be bright enough to actually use like a real storage area.
A lot of companies skip this step or treat it as an upgrade you have to pay extra for. We build it into the job because it matters. Nobody wants to crawl into a dark space with a flashlight trying to find a box of Christmas decorations. Good lighting turns a crawl space from something you avoid into something you can actually use.
Turning It Into Storage
Once the lighting and encapsulation work is finished, the homeowners are adding padded covers over the top of everything.
This protects the plastic and drain mat from wear and tear while giving them a clean, usable surface to actually store things on. It's a simple addition, but it makes a big difference in how the space functions day to day.
