What Falling Insulation in Your Crawl Space Is Really Telling You

Introduction

Reading the Warning Signs

WHAT YOUR CRAWL SPACE IS TRYING TO TELL YOU

I was out in Spring Hill, Tennessee the other day, just about ten minutes from my own house. While I was doing the inspection, I noticed something you see a lot in this line of work. The insulation under the house was falling down in little pieces, almost like strands hanging loose.

Most homeowners would walk right past that and never think twice about it. But that little detail is actually telling you something important. Your crawl space has a way of showing you when there's a problem, long before it turns into something bigger. You just have to know what you're looking at.

That's what this one's about. A few simple things you can check for yourself, without ever having to crawl under your own house.

Why Insulation Falls Down in the First Place

That sagging insulation isn't a sign of old age or bad installation. It's humidity.

Insulation soaks up moisture over time, especially during the spring and summer months when humidity levels rise. As it absorbs that moisture, it gets heavier and starts to pull away, falling down in pieces or hanging in strands. It's a slow process, so a lot of people don't notice it happening until it's pretty obvious.

If you see this under your house, it's not something to ignore. It means the air down there is holding more moisture than it should, and that moisture has to go somewhere. Usually, that means it's affecting more than just your insulation.

  • A basement with a lot of insulation and a light on the ceiling.

  • A basement with a lot of pipes and columns

  • An empty basement with a wooden ceiling and white walls.

Other Signs You Can Spot From the Door

Falling insulation isn't the only clue. There are a couple other things you can check for without ever stepping foot under your house.

Take a look at your ductwork if you can see it from the crawl space door. If there's sweat or condensation forming on it, that's another sign that humidity levels are too high down there. Your ductwork isn't supposed to be wet.

Fungus is the other big one. If you see any kind of fungus growth, that's about as clear a sign as you're going to get. It doesn't take an expert to notice it, and it's not something you want to wait around on.

All of this takes about two minutes. Open the door, grab a flashlight if you need one, and take a look. You don't need any special tools or training to spot these things. You just need to know what you're looking for.

Why These Signs Matter More Than People Think

It's easy to look at sagging insulation or a little fungus and think it's not a big deal. But these small signs are usually pointing to a bigger issue building underneath your house.

Humidity doesn't stay contained to one spot. Over time, it affects your wood framing, your subfloor, and even the air quality inside your home. What starts as a minor moisture problem can turn into wood rot, mold growth, or structural damage if it's left alone long enough.

The homeowners who catch these signs early are usually looking at a simple, affordable fix. The ones who wait until it's "really bad" are usually looking at a much bigger bill and a much bigger headache. Catching it early just makes everything easier, for you and for whoever ends up fixing it.

What a Real Inspection Looks Like

If you notice any of these signs, the next step is getting someone out there to take an honest look.

When we come out for an inspection, it's free and there's no pressure attached to it. I personally go under the house, take photos, and show you exactly what's going on. No guessing, no vague explanations. You get to see what I see.

From there, I'll walk you through what we're finding and what your options are. If it's something small, I'll tell you it's small. If it's something that needs attention, I'll explain why and what it would take to fix it. Either way, you're getting a straight answer, not a sales pitch.

Experience You Can Trust

We're coming up on seven and a half years in business, and I still get under houses every single day. I'm the one doing the assessments. I'm the one giving the quotes. That hasn't changed since day one.

We recently checked where we stood in the industry, and it turns out we're ranked number one in the Southeast for reputation among independent crawl space companies, and number three in the entire country. We're closing in on 500 five-star reviews across all platforms.

I don't say any of that to brag. I say it because it matters when you're choosing who to trust with your home. Staying hands-on all these years is what's kept our reputation solid. I'm not running this business from behind a desk somewhere. I'm still under the house, still looking homeowners in the eye, still standing behind every job we do.

Giving Back to the Industry

I'm getting ready to start a YouTube channel soon, and it's something I'm pretty excited about.

One side of it is going to be educational, built for homeowners who want to actually understand crawl space science. No sales pitch, no pressure, just honest information about how your crawl space works and what to look for.

The other side is going to be a training channel for salespeople in this industry. I came up through sales myself, and I know firsthand how much of a difference it makes when someone actually knows what they're talking about instead of just reciting a script. If I can help raise the bar a little bit, even for people who don't work for me, that feels like a good use of what I've learned over the years.

I was in a crawl space recently that stopped me in my tracks. Spray foam on the walls. Poly on the floor. Clean install. Solid workmanship. Honestly? It looked great.

I found something recently that stuck with me. A homeowner had hired a crawl space company - not us - because they could do it cheaper. Reasonable decision. Most people shop that way.

You hired someone. You did the right thing. They came out, encapsulated the crawl space, installed a dehumidifier, and left. You wrote the check and got on with your life.
