I'm in Spring Hill today, about five minutes from my house. This is a crawl space we did four years ago - spray foam encapsulation, dehumidifier, sump pump, the whole system.

When we first did this crawl space, we went with spray foam encapsulation. We installed an E70 dehumidifier to control humidity. We put in a sump pump to handle any water that comes in. And we spray foamed the walls to seal everything up.


It's a solid system. We built it to last. And four years later, this crawl space is still bone dry.

What Annual Service Actually Includes

Today I'm cleaning the condensate pump on the dehumidifier. I'm swapping out the batteries in the remote sensor. I'm checking the system to make sure everything's working like it should.


Last year I replaced a frost sensor in the unit. Small part, easy fix. I keep a file on every replacement I do so I know the history of the system. What's been changed, when it was changed, what might need attention down the road.


This isn't complicated work. It's just maintenance. The kind of thing that keeps a good system running for years instead of breaking down when you least expect it.


Most of this takes less than an hour. But it makes all the difference in how long your crawl space stays problem-free.

That remote sensor I'm changing the batteries in? It's one of the most important parts of this whole setup.
