SIMPLE STEPS THAT KEEP YOUR SYSTEM RUNNING

Your crawl space dehumidifier is working hard down there. It's pulling moisture out of the air, keeping your home dry, protecting your floors and foundation. But like anything mechanical, it needs a little attention to keep doing its job.


Yearly maintenance takes about five minutes. That's it. But those five minutes can be the difference between a unit that runs for seven years without issue and one that fails after two.


I've got clients I've been servicing since they got their systems installed. They've never had a problem. And it's not because they got lucky. It's because they take care of the equipment.


Here's what you need to do.

The Simple Maintenance Process

First, remove the front plate and pull out the old filter. Sometimes it's stuck in there pretty good - you might need both hands. Drop the new filter in and screw the plate back on.


Next, add a drain clean tablet to the condensate pump. What that does is break down the microbial buildup that happens over time. You've got moisture moving through that system constantly. Stuff builds up. The tablet keeps it clean.


Last, check the openings on the unit and make sure they're covered. You don't want air or insects getting in where they shouldn't be.


That's the whole process. New filter, drain tablet, cover the openings. Done.

What Happens When You Skip Maintenance

When you don't replace that filter, the unit has to work harder to pull air through. Efficiency drops. Your crawl space isn't staying as dry as it should.


The condensate pump starts building up gunk. That buildup can cause the pump to fail or slow down. Now you've got water sitting where it shouldn't be.


And if insects or debris get into the system through those openings, you're looking at damage that could have been avoided with a piece of tape or a cover.


Most of the time, these problems don't show up overnight. They build slowly. By the time you notice something's wrong, you're dealing with a bigger issue than a simple filter change would have been.

Real Results From Consistent Maintenance

I've been servicing some of my clients for seven years. Same units. Zero problems.


When you do the maintenance right and the installation was done right to begin with, these dehumidifiers are built to last. I've had very few warranty replacements over the years. And when I do replace one, it's usually because someone forgot about it for a few years and let small problems turn into big ones.

What Happens After Your Warranty Expires

Most crawl space companies will charge you three to four thousand dollars to replace a dehumidifier once the warranty runs out. That's what I had to do when I worked corporate. Didn't matter what the unit actually cost. That was the price.


I don't do business that way.


If your unit fails after the five-year warranty and you've been keeping up with maintenance, I replace it at my cost. I buy the unit, hand you the receipt, and you pay exactly what I paid. No markup. Then I reinstall it for free. Your five-year warranty starts over.


You did your part. You took care of the system. If something fails anyway, I'm not going to profit off of that. It's just the right way to handle it.
