Fixing Another Contractor's Mess in Spring Hill
Introduction
When Cheap Work Costs More
WHY THE LOWEST BID ISN'T ALWAYS THE BEST DEAL
I got a message yesterday. Sunday afternoon. A homeowner in Spring Hill hired someone else for their crawl space job because they were a little cheaper than my quote.
Now the contractor won't return their calls.
The homeowner crawled down there to check on things and found water next to the dehumidifier. The unit wasn't even plugged in. The condensate pump wasn't level. And they never got the sensor I always include - so they had no way of knowing something was wrong until they went looking for it themselves.
The people who did the work? Took the money and disappeared.
So I'm heading out there to fix it. Since it's in Spring Hill where I live, I'll probably do it for free. And since they've got an AprilAire dehumidifier, I'll pick up the maintenance plan and make sure it stays running right.
This happens more than it should. And it's frustrating because it didn't have to go this way.
What Went Wrong With This Job
Let's walk through what I'm dealing with here.
The dehumidifier wasn't plugged in. That's step one of the install. You can't control humidity if the unit isn't running. That should've been caught before the crew left the job site.
The condensate pump wasn't installed level. When the pump isn't level, it doesn't drain right. Water backs up. That's basic stuff.
No sensor was installed. I include a sensor on every job so the homeowner gets a text or email if something goes wrong. These folks had no idea there was a problem until they crawled down there and saw water.
And when they tried to call the contractor back? Nothing. No answer. No follow-up. The check cleared, so the job was done as far as that company was concerned.
This is what happens when someone cuts corners to give you the lowest price. They're not thinking about what happens after they leave.
The Three Types of Quotes You'll Get
When you're shopping around for crawl space work, you're going to see a range of prices. I tell every homeowner the same thing - get three quotes. Do your homework. But understand what you're looking at.
The highest quote is usually going to come from the big corporate companies. They've got overhead. Marketing budgets. Sales teams. Regional managers. All of that gets built into the price. Sometimes you're paying for good work. Sometimes you're paying for a fancy presentation and a lot of promises.
Then you've got guys like me in the middle. Owner-operated. I do the inspections myself. I manage the jobs. You're paying for experience and someone who'll be around when you need them. No sales pitch, no gimmicks. Just honest work and a phone number that actually gets answered.
And then there's the lowest quote. That's usually someone doing it on the side. No real business behind it. No warranty. No follow-up. They might do decent work. Or they might leave you with a mess and move on to the next job.
I'm always in the middle. And that's where I want to be.
What You're Really Buying
Here's what people don't always think about when they're comparing quotes. You're not just paying for materials and labor. You're paying for what happens after the job is done.
If something goes wrong six months from now, can you call someone? Will they pick up? Will they come back and fix it? Or are you on your own?
A warranty only matters if the company is still around to honor it. I've been doing this for over 10 years. Same phone number the whole time. If you call me, I answer. If there's a problem, I come out and handle it.
That's what you're really paying for. Peace of mind. Accountability. Someone who treats your home like it matters, not just another job to close and forget about.
Saving a few hundred bucks up front doesn't mean much if you end up paying someone else to fix it later.
Why I'll Service Other Companies' Work
I get calls all the time from people who had work done by someone else. The contractor disappeared. The dehumidifier is throwing an error code. Something's not working right and they don't know who to call.
If the encapsulation is done halfway decent and it's a dehumidifier I'm familiar with, I'll service it. I'll come out once a year, check the system, make sure everything's running the way it should.
I know how to work on most brands. And if it's something I haven't seen before, I can figure it out. YouTube and AI have made troubleshooting a lot easier than it used to be.
But AprilAire systems? I can take those apart with my eyes closed. I've got a whole shelf of AprilAire parts in my shop and a bunch more in the back of my truck. If your unit is throwing an error code, I can probably fix it same day.
I actually like working on these things. They're fun to figure out. And I like helping people who got left hanging by someone else.
What Homeowners Should Know Before Choosing
If you're getting ready to hire someone for crawl space work, here's what I recommend.
Get three quotes. Talk to different companies. See how they explain the work, what they include, and how they treat you during the process.
Ask about warranty. Not just if they have one, but what it actually covers. And ask yourself if you believe they'll be around to honor it.
Find out how long they've been in business. A company that's been around for years is a safer bet than someone who just started last month.
Get their direct number. Not a call center. Not a sales line. The actual person who's going to be responsible if something goes wrong. And test it. Call them. See if they pick up.
Watch for red flags. If they're pressuring you to sign right away, that's a problem. If they're way cheaper than everyone else and can't explain why, that's a problem. If they won't give you references or show you past work, walk away.
Trust your gut. If something feels off, it probably is.
Ready to Talk About Your Crawl Space?
If you're dealing with a situation like this - you hired someone, they did the work, and now they won't return your calls - reach out. I'll come take a look and let you know what's going on.
If you're just starting to get quotes and you want honest advice about what you actually need, call me for that too. I'll walk you through it. No pressure, no games.
I offer free inspections for homeowners in the Nashville area. I do them all myself. You'll get my direct number, and I'll actually pick up when you call. I've had the same number for 10 years. Test me.
Whether you go with me or someone else, at least you'll know what you're dealing with. And if something goes wrong down the road, you'll have someone you can call.
That's how it should be.
