I was back in Nolensville this week for a service call. The crawl space encapsulation we did in 2022 was solid work. Good materials, proper install, everything set up right. But when I got under the house, there was water everywhere.


Both condensate pumps were completely clogged. The tubing was gunked up. The dehumidifiers were still running, but the water had nowhere to go. It was just dumping out the side of the units and sitting in the crawl space.


The homeowner had decided to skip the yearly maintenance.

What We Found

When I pulled the covers off both condensate pumps, it was obvious what happened. They were packed with buildup. The tubing that moves water out of the crawl space was clogged. Nothing was flowing.


The dehumidifiers don't know the pumps aren't working. They just keep pulling moisture out of the air like they're supposed to. But when that water can't get pumped out, it overflows. And it had been overflowing for a while.


One unit was bad. The other was worse. Both needed a full cleaning. New tubing. Fresh enzyme treatment. The sensor batteries were dead too, so the homeowner never got an alert that something was wrong.


This wasn't a equipment failure. The system did exactly what it was designed to do. It just needed maintenance that never happened.

What Annual Maintenance Actually Includes

We clean both condensate pumps with enzyme cleaner and condensate pump tablets. That breaks down all the buildup that collects over time. We refresh the tubing so water flows like it should. New filter goes in. New batteries in your sensor so you actually get alerts if something goes wrong.


Then we check everything over. Make sure the dehumidifier is running at the right humidity level. Check for any signs of wear or damage. Look around the crawl space to see if anything's changed since we were last there.


The whole visit takes about an hour. But it catches problems before they turn into disasters. And it keeps your system working the way it's supposed to for years, not just months.

Ask what the maintenance includes. How often do they recommend it? What happens if something breaks during a maintenance visit? You want to know the company is going to be there down the road, not just for the initial install.


And if they tell you the system doesn't need maintenance, that's just not true. Every crawl space system needs care. Dehumidifiers work hard. Condensate pumps move a lot of water. Things get dirty. Parts wear out. That's normal. What's not normal is pretending it doesn't happen.
