What a Real Crawl Space Inspection Report Should Include
Introduction
Real Inspections Include Real Documentation
WHY PHOTOS, VIDEO, AND DETAILED REPORTS MATTER
I just finished an inspection in Mount Juliet. The homeowner had already gotten one quote from another local company. Four photos. No notes on the scope of work. No inspection report. Just a price.
When I showed up, I did what we always do. Full inspection report with a graph of the house. Twenty photos. Six minutes of video footage. Every line item spelled out so she could see exactly what we were recommending and why.
She called it a no-brainer.
Here's the thing - it wasn't just about looking more thorough. The documentation showed her something important. She didn't need the full drainage system the other guy was selling. She needed a partial. My video and photos proved it. That saved her several thousand dollars.
This is what a real crawl space inspection should look like. And if you're not getting this level of detail, you're not getting the full picture.
What Most Companies Give You
A lot of crawl space companies show up, take a few quick photos, and hand you a quote. Maybe four or five pictures if you're lucky. A list of work with some prices next to it. That's it.
No breakdown of what's actually wrong. No explanation of why you need the work. No evidence to back up what they're telling you. Just trust us, here's the number, sign here.
That's not an inspection. That's a sales call.
And the problem is, you have no way to know if what they're recommending is right for your situation. You're taking their word for it. You don't have anything to compare. You don't have documentation you can show another contractor or reference later if something comes up.
You're flying blind.
What a Detailed Inspection Looks Like
When I do an inspection, you're getting a full file. That's just how we work.
I take at least twenty photos. Every issue, every angle, every area that matters. You see what I'm seeing down there.
I shoot six minutes of video walking through your crawl space. I'm explaining what's going on as I go. You hear my thought process. You understand why I'm concerned about one thing and not worried about another.
You get a full inspection report with a graph of your house. It shows where the problems are. It breaks down what needs attention and what can wait.
And every line item on the quote is descriptive. You're not looking at "drainage system - $8,000." You're seeing exactly what that system includes, where it's going, and why it's needed.
I also walk you through crawl space science. How moisture works. Why your house behaves the way it does. What good solutions actually look like. I even let you read the book I just finished writing about all of this.
By the time we're done, you're not just getting a quote. You're getting an education.
Why Documentation Saves You Money
Here's what happened in Mount Juliet.
The first company told this homeowner she needed a full drainage system. Big job. Big price tag. But they didn't show her why. They just said that's what she needed.
When I got there and documented everything, the video and photos told a different story. She had some drainage issues, but they were localized. A partial system would handle it. No need to go wall to wall.
I showed her the evidence. We walked through it together. She could see exactly what I was talking about because it was all right there in the footage.
That saved her several thousand dollars. And it wasn't because I undercut the other guy's price. It was because I recommended the right solution for her situation, not the most expensive one.
That's what happens when you actually document what you find. You can't oversell when the evidence is sitting right there.
What Homeowners Should Look For
If you're getting quotes for crawl space work, here's what you should be asking for.
How many photos are you providing? If it's less than fifteen or twenty, they're not documenting enough.
Do you provide video? A walkthrough video shows you what's happening in real time. It's hard to fake or exaggerate when it's all on camera.
Can I see a sample inspection report? You want to know what level of detail they're giving you before you commit.
Are your line items descriptive? If the quote just says "encapsulation - $12,000" with no breakdown, that's a red flag. You should know exactly what you're paying for.
Do you explain the why? A good contractor doesn't just tell you what needs to be done. They explain why it's a problem and how the solution fixes it.
If a company can't or won't provide this stuff, keep looking. You deserve better than a few photos and a handshake.
Why We Document Everything
At Crawl Logic, documentation isn't extra. It's just part of the job.
When we inspect your crawl space, we're building a file for you. Photos, video, inspection report, detailed notes - all of it. You keep that forever. If something comes up down the road, you've got a record of what we found and what we recommended.
It's also about transparency. I'm not asking you to trust me blindly. I'm showing you exactly what I'm seeing. You can look at the same evidence I'm looking at and make your own decision.
And honestly, it keeps me accountable. If I'm recommending a drainage system, I need to be able to point to the video and show you why. If I'm saying you need a dehumidifier, the humidity readings and photos better back that up. I can't oversell when everything's documented.
That's how it should work. You get the information. You make the call. And we're both looking at the same facts.
