A few weeks ago, I gave a quote to a homeowner here in Middle Tennessee. They called me back a little later to let me know they were going with another company. The other quote was $1,200 cheaper.

What We Found Wrong With This Job

When I went back to look at the work, it didn't take long to see the problems.


The liner wasn't sealed to the walls. That's crawl space encapsulation basics. If it's not sealed, moisture is still getting in. You didn't fix the problem.


The AC unit wasn't sealed. The vents were missed. The dehumidifier was undersized and sitting right next to the door, which also wasn't sealed properly.


It was a hack job. And every one of those shortcuts matters.


When the liner isn't sealed right, humidity gets trapped. When the dehumidifier is too small or in the wrong spot, it can't do its job. When vents aren't covered, you're letting outside air and moisture straight into the space you just paid to encapsulate.

A lot of these companies hire commission-based sales guys and put them through a week or two of training. Then they send them out to sell crawl space work. That person might have been doing this for a year. Maybe less. They don't know the details that matter because they've never done enough jobs to see what happens when you skip steps.


Experience costs money. Quality materials cost money. Taking the time to do it right costs money. When someone's quote is way lower than everyone else's, they're saving that money somewhere. And it's usually not in a place you want them to.
