WHAT IT COSTS, WHAT YOU GET, AND WHY IT MATTERS

I was in Franklin this week servicing a dehumidifier I installed back in 2019. One of my first jobs after starting Crawl Logic.


The system's still running great. Not even under warranty anymore. But I'm still here, still taking care of it, still picking up the phone when these customers need something.


That's not normal in this industry. Most companies do the install and you never hear from them again. But that's not how we operate.


If you're thinking about getting crawl space work done, you need to know what happens after the crew leaves. Because the relationship doesn't end when the job's finished. At least it shouldn't.

What's Included in Annual Maintenance

Once a year, I come out and service your system. Here's what that includes:


Filter change on your dehumidifier. Keeps it running efficiently and extends the life of the unit.


Battery replacement in your humidity sensor. That's the device that monitors conditions under your house and lets you know if something's off.


Full system inspection. I check everything - the dehumidifier, the vapor barrier, the sump pump if you have one, the overall condition of the space.


And here's the part that matters most - if something needs repair, I handle it. No service call fee. No trip charge. If your unit breaks down and needs fixing, it's covered.


That's it. Simple, straightforward maintenance that keeps your crawl space in good shape.

The Cost (And How to Make It Free)

Annual maintenance is $200 a year. That covers everything I just mentioned - the service visit, the filter, the batteries, and any repairs your system needs.


But here's how most of my clients don't pay that $200.


If you refer me one job during the year, your maintenance is free. One referral. That's it. Your friend or family member gets their crawl space done right, and you don't pay for maintenance.


I've got customers who've been with me since 2019 and haven't paid for maintenance once. They send me one job a year and we're square. And I usually throw a cash kickback on top of that as a thank you.


It's simple. You help me grow by word of mouth, I take care of your system for free. That's the deal.

Why Maintenance Actually Matters

A lot of homeowners can't get under their house to check on things. The customers I saw in Franklin this week are in their 80s. They're not crawling around in a dirt space to see if their dehumidifier's running right.


That's where the humidity sensor comes in. It tells them exactly what's happening under their house. If the humidity shoots over 65 and stays there for more than a week, that's a sign something's wrong. They call me. I come out and handle it.


Without that sensor and without regular maintenance, problems sit and get worse. A clogged filter turns into a failed unit. A failed unit turns into high humidity. High humidity turns into mold, wood rot, and expensive repairs.


Maintenance catches the small stuff before it becomes the big stuff. That's the whole point.

What Happens When Companies Don't Stick Around

Most crawl space companies are in and out. They do the install, collect the check, and move on to the next job. If something goes wrong six months later, good luck getting them back out.


I've done plenty of jobs where I'm fixing someone else's mess. A system that was never maintained. A dehumidifier that stopped working and nobody came to repair it. A customer who paid thousands for an encapsulation and then got left on their own.


That's the industry standard, and it shouldn't be.


When you hire a crawl space company, you're not just paying for an install. You're paying for someone to stand behind the work. To be there when you need them. To answer the phone years later and still care about how your system's running.


If they're not offering that, you're rolling the dice.

Why We Still Service Jobs From 2019

I'm still servicing jobs from 2019 because I'm still here. I'm the owner. I did a lot of those early installs myself. When you call, you're talking to me.


We stay small on purpose. I'm not trying to build the biggest crawl space company in Tennessee. I'm trying to build the best one. That means staying focused. Staying connected to the people we work with. And showing up years later when something needs attention.


The AprilAire I serviced in Franklin this week isn't under warranty anymore. The manufacturer's not covering it. But I am. Because that's what backing up your work actually looks like.


A lot of companies chase growth. More jobs, bigger crews, higher revenue. We do the opposite. We keep it tight. We stay involved. And we build relationships that last longer than the warranty period.


That's the only way this works.
