A Routine Visit With a Big Payoff

WHY YEARLY MAINTENANCE MATTERS MORE THAN YOU THINK

We encapsulated this crawl space in Hendersonville about a year ago. It's a rental property, so I don't expect the owner or the tenant to think about it much. That's exactly why we come back every 12 months.


Today's visit was a good example of why that matters. We found a plumbing leak that had been going on who knows how long, and it had already caused some real problems. Nobody living there had any idea.

What We Found

There was a leak coming from the tub upstairs. It had been dripping down into the crawl space for a while, and there was water sitting on the plastic when we got under there.


That leak also tripped the GFI breaker. Once that happened, the dehumidifier shut off completely. On top of that, the batteries in the moisture sensor were dead, so there was no way for anyone to get an alert that something was wrong.


Water leaking, dehumidifier off, sensor not working. Three problems stacked on top of each other, and not one of them would have been caught without someone physically going down there to check.

Why This Went Unnoticed

This is a rental property. The tenant living there has no reason to go into the crawl space. Most people don't even know it's something they should think about, let alone check on regularly.


The owner isn't on site every day either. Life gets busy, and a crawl space is easy to forget about when everything seems fine on the surface. Nobody smelled anything unusual. Nobody saw water coming through the floor. From where they were standing, everything looked normal.


That's the tricky part about crawl space problems. They can sit and grow for months without anyone upstairs having a clue.

The Value of Yearly Maintenance

This is exactly why I set every customer up on a 12 month maintenance schedule. I come back, check the dehumidifier, check the sensors, and take a real look around the space.


Most of the time, everything's fine. The system's running, no issues, quick visit. But every so often, we catch something like this. A leak that's been building. A sensor that quit working. A breaker that tripped and nobody knew.


Those visits pay for themselves the moment we catch something like this. If we hadn't been out there today, this leak could have kept going for months. The dehumidifier would have stayed off the whole time, and the moisture would have kept building.


Yearly maintenance isn't just a formality. It's the reason we catch problems while they're still small.

Rental Properties Need Extra Attention

Rental properties come with a specific challenge. The person living there isn't the one responsible for maintenance, and the person responsible isn't the one living there.


That gap is where problems like this slip through. A homeowner living in their own house might notice a musty smell or feel something off with their floors. A tenant renting the place usually isn't paying attention to those details, and honestly, it's not their job to be.


If you own rental property, yearly crawl space checks matter even more. Nobody else is going to catch this stuff for you. That responsibility falls on whoever's managing the property, and a lot of things can slip through if nobody's checking.

What Could Have Happened Without This Visit

If we hadn't come out for this yearly check, this problem doesn't just stay the same. It gets worse.


The leak keeps dripping. The dehumidifier stays off because nobody knows the breaker tripped. Moisture keeps building on the plastic and in the air. Over time, that leads to real damage. Wood rot, mold growth, a musty smell that eventually makes its way into the house above.


What's a simple fix today - clean up the water, repair the leak, reset the breaker, replace the sensor batteries - turns into a much bigger repair the longer it goes unnoticed. That's the difference a yearly visit makes. We caught this early, before it became something expensive.
