What's Actually Included in Our Jobs

Every crawl space job we do follows the same comprehensive approach. We start with quality materials - 12 mil encapsulation that's built to last. This isn't the thin plastic some companies use. It's thick, durable material that creates a real moisture barrier.



Then we add drain mat. Every job comes with one free roll - 325 square feet worth. This goes in problem areas where water tends to collect, giving it a path to flow instead of pooling under your home.


Rodent proofing covers all the vents. Mice and rats love crawl spaces, but we make sure they can't get in. Our trademark 10 lights go in every job too. You should be able to see what's happening under your house, and those lights make yearly inspections easy.


We install a new crawl space door if needed and put in AprilAire dehumidifiers. These aren't cheap box store units - they're commercial-grade systems built for crawl spaces. For the recent rental property we finished, we installed an E70 that handles 2200 square feet in a 1200 square foot space. We oversize on purpose, so the system never struggles to keep up.

Here's what sets our jobs apart - we install a moisture sensor that the homeowner can check anytime. It's a small device that monitors humidity levels in real time. You don't have to guess if your crawl space is staying dry. You can see it for yourself.



We set the threshold at 60-65% humidity. That's the sweet spot where your crawl space stays healthy and mold can't grow. If the humidity goes above that level for more than seven days, that triggers your warranty coverage. But here's the key - you'll know about it before it becomes a problem because you can check that sensor whenever you want.


This isn't just about catching issues early. It's about knowing your investment is protected. Most homeowners never think about their crawl space until something goes wrong. With our moisture sensor, you have real proof that everything's working right.

Our No BS Warranty Explained

I call it the no BS warranty because that's exactly what it is. No fine print, no surprise charges, no complicated claims process. Here's how it works: $200 per year gets you an annual inspection and maintenance visit. But more importantly, it puts me on full retainer.



If you call me six months after we finish your job and there's a problem, I come out free of charge. If the dehumidifier needs repair, I handle it free of charge. If something with the encapsulation needs fixing, same thing - no charge.


The seven-day rule is simple. If your moisture sensor shows humidity above 60-65% for more than a week, call me. I'll come figure out what's going on and fix it. Maybe the dehumidifier needs adjustment, maybe a part failed, maybe something else is going on. Whatever it is, I take care of it.


That $200 yearly fee covers everything between visits. No hidden costs, no "that's not covered" excuses. You've got me on retainer, and I mean it.

Why Most Warranties Fall Short

The crawl space industry has a warranty problem. Most companies will give you some kind of guarantee, but read the fine print. It's usually full of conditions that protect them, not you. "Acts of God" exclusions, "normal wear and tear" clauses, requirements to use their service for everything - it goes on and on.



Here's what I've learned over 12 years: a warranty is only good if the person who gave it to you actually shows up when you need them. Big corporate companies pass you through call centers. Fly-by-night contractors disappear. Even some legitimate small businesses make warranties so complicated that homeowners give up trying to use them.


We do it differently because accountability matters. When you work directly with the owner - which is what you get with Crawl Logic - there's no one to pass the buck to. It's my name on the work, my reputation on the line, and my phone number you're calling if something goes wrong.

Real Example: The Rental Property

The job we just finished shows exactly what I'm talking about. This rental property owner needed his crawl space protected, and we went through our complete process. The space was about 1200 square feet, so we could have used a smaller dehumidifier. But we installed an AprilAire E70 rated for 2200 square feet instead.



Why oversize it? Because a dehumidifier that's working at 50% capacity lasts longer and runs more efficiently than one maxed out all the time. It's not about upselling - it's about making sure the system keeps working years down the road.

If you need me between yearly visits, here's what happens: you call or text my personal number. Not a call center, not a scheduler - me. I'll either walk you through checking something over the phone, or I'll schedule a time to come out.



When I show up, I diagnose the issue and fix it. If it's covered under warranty - which almost everything is - there's no charge. I'm not looking for reasons to bill you. I'm looking to make sure your crawl space stays protected like we promised it would.


Most issues are simple. Maybe the dehumidifier needs a filter change or a setting adjustment. Sometimes it's something we need to repair. Whatever it is, we handle it and get things back to working right.
